Sales of million dollar homes slightly down from last year
Prices down, sellers getting creative

According to the MLS, as of end of May, 32 El Dorado Hills homes over $1 million were sold, and 118 were on the market. That boils down to 6.4 homes sold per month.
By comparison, last year there were 89 $1+ million dollar homes sold in EDH, or 7.4 per month. That puts sales of these high-end homes down by 14%, which is not exactly a tail-spin. The big difference is that there are over twice as many of them for sale today.
Carolyn Olmo, Sales Rep for Serrano Associates reports that when the geography is limited to Serrano, the numbers are lower: 10 sales in the $1 million to $2 million range through May, with eight sales pending over $2 million. There are currently 24 completed custom homes and 11 production homes over $1 million available in Serrano, with the most expensive at $4,750. There are more under construction.
Pete Schwieder, a Realtor with Insight Real Estate in EDH Town Center, said that sellers are lowering prices to get these upper-end homes sold. “But sometimes it’s not enough,” he said.
Schwieder has a marketing background. With the average time required to sell a $1+ million home over seven months, he’s not shy about shaking things up.
“I’m listing a lovely $1.6 million dollar home on Deer Valley Court that was worth $2 million last year. My sellers asked me what it would take to move the property, which is already competitively priced. I suggested putting a Jaguar in the driveway.”
The sellers agreed. Next, Schwieder had to get the attorneys and the MLS to OK the inclusion of the car. That is now done.
In addition including the Jaguar for the buyer, Schwieder is adding a $10,000 bonus for the buyer’s agent, in addition to the 3% commission.
